How We Sound

Direct · Warm · Data-first · Casual · Confidently humble

Always Do

  • Tell clients what they need to hear, not what they want to hear. Honest answers make better decisions.
  • Meet people where they are. Buying or selling is one of the biggest things they will ever do; carry that care in every line.
  • Lead with facts. Back every opinion with numbers, comps, timelines, and real transactions.
  • Speak human. A "lol" can show up. A "literally" can show up. Skip the jargon entirely.
  • Stay confidently humble: full-time and serious about the work, never above a self-deprecating aside.

Never Do

  • Never sound like a grindset content creator. We are the opposite of that.
  • Never pack content with emojis. A thoughtful one occasionally, not a parade.
  • Never soften hard truths to make them easier to hear. Clients deserve honest answers, even the difficult ones.
  • Never talk about ourselves when we could be talking about a real client's real win.
  • Never flash a lifestyle she isn't actually living. Substance over performance, always.

What We Talk About

01

Real Client Stories

The storytelling pillar. Jen, the first-time buyer from last spring, the family that sold before their build was done. Humans over headlines — the proof and the warmth in one.

02

The Process, Demystified

Strategy meeting. Preapproval. Listing prep. Offers. Counter-offers. Inspections. Closing. Plain-English explainers for buyers and sellers, in order.

03

Twin Cities Market Real Talk

Actual numbers, actual neighborhoods. Where the inventory is, where it isn't, what's moving, what's sitting. Data without the hype.

04

Not-Your-Regular Realtor

The contrarian voice. Why most agents are part-time. Why "luxury" as a brand doesn't mean anything. What actually matters when you pick who to work with.

05

Life Transitions

Where real estate meets real life. New jobs, new babies, empty nests, divorces, downsizing. The human side of the transaction — handled with care.

Sentence Patterns

The "Okay Listen"
Okay listen [the honest read]. [The data that backs it]. [What we do about it].
"Okay listen. Your house isn't overpriced because buyers are mean. Three comps closed under ask this month. We adjust now, or we sit for sixty days."
Hooks, captions, and any moment the truth needs to land warm but straight.
The Data Sandwich
[Empathy for where they are]. [The numbers]. [The recommendation, with the why].
"I know this house is more than a number to you. The comps say $485 to $505. We list at $499, because the first ten days decide everything."
Pricing conversations and every hard recommendation. Warmth first, numbers second, call third.
Real Story Proof
[Client situation, no names]. [What they were afraid of]. [What actually happened].
"A single mom came to us in a house too big, burned by her last sale. She was terrified of timing two moves. Six steps later she had the keys to the right-sized home, before the school year started."
Emails, captions, and listing appointments. The storytelling is the proof.
The Part-Time Contrast
Most agents [the industry default]. I [the full-time reality]. That's the difference between [outcome A] and [outcome B].
"Most agents sell three houses a year around another job. I do this full-time, which means I actually have time to get yours right. That's the difference between a listing and a strategy."
Positioning content, Not-Your-Regular-Realtor posts, and answering "why you?"

Listing Description Openers
Character Home
Some houses shout. This one doesn't have to. Original woodwork that's been loved for ninety years, a staircase that turns toward the morning light, and a porch built for the second cup of coffee.
First Home
This is a first key, not a starter home. A South Minneapolis bungalow with original maple floors, a kitchen window that catches the morning, and a backyard the right size for a first dog and a first garden bed.
The Next Chapter
One-level living that doesn't feel like a compromise. A Chanhassen rambler with wide doorways, real light, and space that fits the life you're moving toward, not the one you're packing up.

Just Listed
Okay listen — this one's good. Three bedrooms, a quiet street, a kitchen window that catches the morning. The family who owned it took care of it like it mattered. It did. Link in bio.
Under Contract
Under contract. Four offers. One very steady client who knew exactly what she wanted before we walked in. This is the part of the job I really do love.
Personal
Sunday morning. Coffee and comps. I mean honestly, this is the hour the week gets planned. If a move is somewhere in your next six months, this is a good week to start that conversation. No pitch — just a strategy meeting and straight answers.
Outreach & Follow-up Scripts
Cold Outreach
Hey Sam, Melissa Suddath here — Sold with Suddath. I noticed you and Erin bought on Jefferson back in 2018. No pitch, promise. I'm just curious where you're at: staying put for a while, or has the more-space conversation started showing up at 10pm? If it's the second one, I'd be glad to send over a quick read on what your place is worth today, so you've got real numbers for the conversation.
Warm Follow-up
Hey — thanks again for walking through Saturday. I have a feeling that layout is still rattling around in your head. Two comps closed on that street last month inside your range; I'll send them over. No rush. When you're ready to talk it through, I'm here.
Offer Accepted
Accepted!! Okay listen — you earned this one. The way you held your number when they pushed back is exactly why we got it. Go celebrate. I'll handle the next 30 days.
